Recently purchased Maryland mall to open 300,000 sq. ft. of new tenants

Swarovski and a new Talbots will open for the upcoming holiday season.

New owners Atlas Hill RE and Centennial have wasted no time in their turnaround of Annapolis Mall, Maryland’s second largest.

The two companies and their partners, Lincoln Property Company and Waterfall Asset Management, have announced the signing of 300,000 sq. ft. of new leases at the property that they acquired a year ago.

New names on the store directory will include:

  • Dick’s House of Sports, which will consume half of that 300,000 sq. ft. with a 153,000-sq.-ft. space that will feature a full-scale climbing wall, TrackMan golf simulators, and HitTrax multi-sport batting, as well as outdoor fields and courts for year-round play.

  • Uniqlo, which will inhabit a 10,619-sq.-ft. location near the center’s Starbucks
  • The luxury crystal brand Swarovski will debut at a new store near the center’s Zara location in time for the 2025 holiday season.
  • Jack & Jones will be doing business in a 7,842-sq.-ft. space next to Under Armour.
  • Offline by Aerie — a new brand created by American Eagle Outfitters — will open a 3,154-sq.-ft. store next to Annapolis Mall’s Aerie location.
  • Goat USA, a fast-expanding lifestyle apparel brand, will open a 4,000-sq.-ft. store across from Eddie Bauer.
  • Talbots, a longtime tenant at Annapolis Mall, will relocate to a larger 8,686-sq.-ft. space across from The Container Store during the upcoming holiday season.

The new owners have also committed a 5,980-sq.-ft. space to Fello, a Maryland-based organization supporting individuals with disabilities.

“Since acquiring the property our team’s focused leasing strategy has attracted a compelling mix of well-known brands,” said Sandeep Mathrani, founder of Atlas Hill RE. “These additions demonstrate the center’s unique appeal and reinforce its position as a premier shopping destination in a thriving, affluent market.”

After taking over operations at Annapolis Mall in 2024, Mathrani announced that the former Sears site was to be replaced by “half retail and half rental apartments.” He also announced negotiations to fill 200,000 sq. ft. of vacant space throughout the mall — a promise now apparently kept.
