Center changes hands in high-income Dallas-Fort Worth suburb

    Prosper Center - Texas

Marcus & Millichap has announced the sales of a 10,000-sq.-ft. property in the Dallas suburb of Prosper, Texas, about five miles from the Universal Kids Resort in Frisco, Texas.

Built in 2020 on 1.16 acres, Prosper Center was almost 65% occupied at the time of sale and is leased entirely on triple-net terms. The tenant roster includes Parkview Dental, Peak Physical Therapy and Best Brains Learning Center, with almost half of the center leased to medical tenants.

The buyer plans to continue leasing the remaining vacancy and capitalize on the property's value-add potential through increased occupancy and rental rate growth. Median household income in Prosper as of 2023 was $176,000.

Neither the buyer nor the seller of the property were identified.

“Prosper Center attracted investor interest due to its location in one of the fastest growing and most affluent submarkets in North Texas,” said Philip Levy, executive managing director of investments at Marcus & Millichap.

“The property offers significant value-add potential through the lease-up of existing vacancy and benefits from strong residential growth, expanding infrastructure and proximity to major regional destinations that include the PGA of America headquarters, Omni PGA Resort and the new Universal Kids Resort,” Levy added.

    cyber security

One form of cyberattack is responsible for about one-third of all retailer data breaches.

Ransomware incidents represented 32% of retailer data breach claims in 2025. The “2026 Breach Impact Study” from Verizon Business reveals that out of 4,007 analyzed retail data breach insurance claims (with 2,582 recorded losses), other leading incident types included third-party attacks (15%) and business email compromises (13%).

[READ MORE: Retailers see sharp uptick in ransomware attacks]

Although ransomware attacks represented 32% of claims, they were responsible for 61% of total reported losses, with a median cost of $201,719 per incident. Third-party breaches comprised 14% of losses (slightly underrepresenting their 15% of claims) with a median cost of $203,729, and business email compromises represented only 3% of claims with a median cost of $61,499.

In addition, data breaches from other sources added up to a combined 40% of retail data breach claims and 21% of total cost with media cost of $91,019.

Looking at leading sources of data breach losses, the study finds that business interruptions represented 44% of all money retailers lost to data breaches reported in the analyzed claims, while threat actors stole or extorted 28% and response and recovery efforts represented another 15% of losses.

The recently released annual 2026 Verizon Data Breach Investigations Report reveals that the top patterns for retail cyberincidents were system intrusion, basic web application attacks and social engineering, representing a combined 95% of all breaches. Almost all recorded threat actors (99%) in the earlier Verizon report were external, with 1% internal. Eighty-five percent of actors had a financial motive, with 19% also conducting some sort of espionage.
