L.L.Bean, lifestyle tenants highlight future additions to Bluhawk project

L.L.Bean’s arrival at Bluhawk will mark the brand’s return to Kansas City.

A massive mixed-use development in the suburbs of Kansas City has announced new tenants that will be joining the property over the next year.

Bluhawk, the 277-acre master-planned development in Overland Park, Kan., will add L.L.Bean, Spavia Day Spa, Jetset Pilates, Chicken Salad Chick, Brookside Barkery & Bath, Amorino, Everbowl and Bruú Café to its roster, with additional tenants to come.

The signings are part of Phase 2 of the project’s development, following the November 2025 groundbreaking. J.Crew Factory, Buckle and Barnes & Noble are now open at the property. Located adjacent to AdventHealth Sports Park, Phase 2 connects the new offerings with the sports park in a walkable setting, according to Price Brothers, the developer and manager of Bluhawk.

“Bluhawk continues to attract best-in-class brands that reflect the project’s strength and the demand we are seeing from both consumers and retailers,” said Kent Price, president of Price Brothers. “The new brands mark another step forward for Bluhawk, strengthening its appeal as a year-round destination for local residents and visitors from across the region.”

L.L.Bean’s arrival at Bluhawk will mark the brand’s return to Kansas City. The new store will offer the brand’s four season assortment, with an opening anticipated in summer 2027. L.L.Bean will also soon open a 15,000-sq.-ft. space at Avenue One, a 200-acre mixed-use destination under construction West Omaha, Neb.

Amorino, the internationally-recognized Italian gelato brand, will make its Kansas City, Kansas, and Missouri debut at Bluhawk, introducing its signature flower-shaped, handcrafted gelato to the area.

Phase 1 development at the property also continues to gain momentum, with Swig and Saladworks recently opening at Bluhawk, and Glow Sauna Studios scheduled to open this month. The project celebrated a hospitality milestone with the May 2026 opening of Holiday Inn Express by IHG, the first of three planned hotels supporting the destination’s growth.
