Branch details mixed-use Atlanta-area mall redevelopment

Big changes are coming to the Lakeshore Mall property in Gainesville, Ga.

Branch Properties, a private real estate investment and development firm, has detailed the mixed-use development plan for the property it acquired in 2022. At full buildout, Branch’s plan proposes 305,444 sq. ft. of retail space, 652 units of multifamily residential units, and 38,200 sq. ft. of outdoor community greenspace for future residents to enjoy. Lakeshore will also have the capacity for a hotel and townhomes in future development. 

Originally opened in 1970, Lakeshore Mall is anchored by Dick’s Sporting Goods and Belk. Dick’s will be relocated on the property, while Belk will remain open.

The first step in the planning process is filing the Development of Regional Impact (DRI), which supports community input. If approved, Branch plans to break ground in late 2026.

According to the U.S. Census Bureau, Gainesville’s population has grown by nearly 15% since 2020, largely due to the draw of Lake Lanier and migration from Atlanta suburbs. Branch says Lakeshore’s redevelopment will function as a new town center and expand the city’s retail and residential landscape.

“Lakeshore’s position within Gainesville’s booming residential market presents the ideal opportunity for its transformation into a vibrant town center offering premier shopping, dining and entertainment,” added Shannon. “The redesigned destination will fit seamlessly into the community, meeting the needs of Gainesville’s rapidly growing population. Founded in 1973 and based in Atlanta, Branch Properties and its affiliated companies have acquired, developed, and managed over $5 billion of commercial real estate, accounting for more than 12 million sq. ft. of leasable space.
