Asian retailers, eateries to open at TAWA Gateway in San Gabriel Valley

TAWA Gateway welcomes nearly 3 million visitors annually, according to Sunny Skies Terrace.

A diverse roster of retail and food and beverage tenants are slated to open at a newly redeveloped SoCal shopping center.

Sunny Skies Terrace, a commercial real estate development and management company, has completed the first phase of a multi-year redevelopment of TAWA Gateway in San Gabriel, Calif., located roughly 10 miles from downtown Los Angeles. As part of phase one, 14 new food, entertainment and lifestyle retailers are opening this year and in early 2027. 

Anchored by Asian grocer 99 Ranch Market, TAWA Gateway welcomes nearly 3 million visitors annually, according to Sunny Skies Terrace. In the coming months, the center will continue to make capital improvements and renovations.

New tenants slated to open at TAWA Gateway include the following:

•The Best Shop (Opened June 2026) – First U.S. location for the Canadian retail chain that serves a wide selection of Chinese, Japanese and Korean household goods. It currently operates 16 stores across Canada.

•Miniso (July 2026) – Global retailer best known for its licensing collaborations with brands like Disney and Harry Potter.

•Golf Envy (September 2026) – The newest California location for the 24/7 indoor golf experience with state-of-the-art simulators.

•Kawaii Klaws (January 2027) – The newest California location for the claw machine arcade franchise.

•Soul Escape Room (March 2027) – The second location for the New York City-based escape room experience.

•Guiji Tea (Opened February 2026) – The first-ever U.S. location for the Taiwanese fruit tea brand.

•Dong Ting Chun (Opened March 2026) – The new flagship store location for the Hunan-style eatery.

•Cha Redefine (Opened May 2026) – California-based artisanal tea and boba brand known for merging traditional Asian tea culture with modern, elevated brewing techniques.

•Bafang Dumpling (Opened June 2026) – Taiwanese fast-food chain with more than 1,100 locations in Taiwan, Hong Kong and China.

•Happy Lamb (July 2026) – Mongolian-style hot pot restaurant chain with more than 100 locations across 11 counties.

•Bingz Crispy Burger (July 2026) – One of the first-ever U.S. locations for Canada’s ultra-popular Chinese fast-food chain specializing in “crispy burgers,” a Chinese-style sandwich.

•Show Hot Pot (August 2026) – A popular, next-generation dining concept specializing in authentic Chinese Malatang.

•Com tâm Sà Bì Chuông (March 2027) – The second location for the Vietnamese eatery specializing in classic broken rice dishes.

Sunny Skies Terrace develops, manages and operates shopping centers in cities across California, including Chino Hills, Eastvale, Irvine, Rowland Heights, San Diego and San Gabriel. Each is anchored by 99 Ranch Market.
