Zoning approval granted for 156-acre mixed-use project in Plano

Plano’s Heritage Creekside development will welcome Orangetheory Fitness and Pax & Beneficia.

The city council of Plano, Texas, has okayed a new vision for what was to rise at a 156-acre site located near the intersection of U.S. and President George Bush Turnpike.

The Dallas-based Rosewood Property Company has been granted zoning approval from the city to reimagine what was to be an office park as a mixed-use project called Heritage Creekside that will feature retail, restaurant, entertainment, and residential components.

“After more than a decade of marketing for office development at Heritage Creekside, we’ve taken a fresh look at the market and are evolving the undeveloped land to better meet the needs of today’s residents and businesses,” said Rosewood senior VP Tim Harris. “By prioritizing residential and experiential retail, we’re creating a walkable, cohesive mixed-use design that reflects meeting the demand of the neighborhood and the overall Dallas-Fort Worth market.”

Heritage Creekside will also include apartments, several hundred single-family homes and town homes, and 300,000 square feet of office space.

Tenants will include Taco Joint, Pax & Beneficia, Flying Fish, Rodeo Goat, Crossroads Diner, and Orangetheory Fitness.

The Ludlow, a 326-apartment home developed by Rosewood and on the property, was completed in 2023. A second multifamily property containing 338 apartment homes is still under construction.

“We’re focused on delivering a thoughtfully designed environment that brings together residential, retail and office in a way that feels connected, walkable and enduring for the community,” noted Rosewood president Rick Perdue.

Rosewood’s history has focused on multifamily housing, but the company  has proceeded with a growing focus on large-scale, mixed-use projects. The company has delivered communities across Texas, including The Gilman in Las Colinas, Penrose at Frisco’s Southstone Yards and The Tobin Estate Apartments in San Antonio.
