Trademark, Harrison Street plan Whole Foods-anchored 'Shivers Farm' property

A specialty grocer-anchored mixed-use center is set to break ground in the Dallas-Forth Worth metroplex.

Mixed-use investor and developer Trademark Property Company and asset management firm Harrison Street Asset Management have announced a joint investment in Shivers Farm, a 40-acre mixed-use community anchored by Whole Foods Market in Southlake, Texas. Construction is expected to begin this month, with a groundbreaking ceremony planned for the coming weeks.

The companies say Shivers Farm represents the first major grocery destination north of State Highway 114, and is expected to feature 111,000 square feet of retail, 38,000 square feet of Class A boutique office space, 37 single-family lots and a three-acre pad approved for hotel, entertainment or additional retail uses. The property will include a nearly one-acre park built around existing heritage live oak trees.

 Trademark has signed three leases totaling 40,199 square feet and is in active negotiations with 65,000 square feet of additional retailers and restaurants.

"Shivers Farm is a significant opportunity that reflects both the history and future of Southlake," said Blake Bickmore, VP of development at Trademark. "From the farmhouse-inspired architecture to the preservation of the site's heritage oak trees to the thoughtfully curated mix of retail, dining, office and public spaces, every aspect of the project has been carefully designed to create a destination where the community can gather and make lasting memories."

The development partners on the project include architect Dwell Design Studio, general contractor Ridgemont Construction, and civil engineer and landscape planner Kimley-Horn.

The investment in Shivers Farm expands Trademark and Harrison Street’s existing relationship. Trademark and Harrison Street recently established a joint venture for Anthem, the 403,000-sq.-ft. redevelopment of the former Lincoln Square in North Arlington, which broke ground last month. 

Shivers Farm will join Trademark’s portfolio of Dallas-Fort Worth area properties, which includes Galleria Dallas, Left Bank, Westbend, Alliance Town Center, The Vickery and Westbend Residences.
