Kimco Realty's major addition to retail real estate in the New York City borough of Staten Island will get big attention from now through December when 14 tenants plan to open.

Old Navy, Party City, Spectrum, Urban Planet, and Sterling Optical have joined current tenants ShopRite and Marshalls at The Boulevard on Staten Island, an open-air center located in New Dorp.

Adding merchandising momentum in the coming months will be Lobo Loco, Panera Bread, On a Roll, Hawaii Poke Bowl, Menchie’s Frozen Yogurt, Greek Xpress, Tropical Smoothie Café, and Michael’s Jewelry of NY.

Alamo Drafthouse Cinema is scheduled to open during the first quarter of 2022, as is the New China Hibachi and Sushi Buffet plus Sese Spa and Quest Diagnostics.

“The Boulevard was purposefully designed to not only meet but exceed our varying customers’ day-to-day needs,'' said Joshua Weinkranz, president of the Northern Region at Kimco Realty. “The Boulevard is an all-encompassing, one-stop-shop destination for the Staten Island community.

The approximately 400,000-sq.-ft center is a redevelopment of the former Hylan Plaza and features a multi-level “Main Street” format. Ground-level retail shops and restaurants face a main street plaza with sidewalks and outdoor dining.
