New mixed-use project planned for downtown Jacksonville
Gateway Jax, the developer of the billion-dollar Pearl Square project in Jacksonville, has announced plans for the first mixed-use residential and retail building in the district.
Called Vandeveer, the building will contain 205 residential units, 100,000 square feet of Class A office, and more than 200,000 square feet of retail and dining space. Tenants will include more than 20 stores and 15 food and beverage brands.
“Downtown Jacksonville is emerging as one of the Southeast's most closely watched urban markets," said Gateway Jax CEO Bryan Moll. "It’s our vision that this growing ecosystem of retail, hospitality, new offices, residences, and public green space will drive new life into the downtown."
Publix has signed a lease for its first newly constructed store in the area for more than a decade and the Italian restaurant Colletta will open in the project’s newly restored Hotel Merrydale.
Tenants announced for Vandeveer include:
Bar Citra: Winner of a Florida Michelin Guide award this year, the restaurant run by the husband-and-wife team of Andrew Deming and Rachel Gant features coffee, home-baked pastries, seasonal plates, and wine.
Buchner’s Bierhalle: The long-renowned brew palace inJacksonville’s Murray Hill neighborhood will re-establish its outdoor beer garden experience at Vandeveer Porter House Lawn this October. Guests will enjoy signature German beers served from a vintage-inspired Citroën truck alongside shareable small plates, sausages, sandwiches, cheese and charcuterie.
PopUp Bagels: The “Not Famous but Known” bagel brand serves bagels hot from the oven to be torn apart and dipped into schmear. It will open its second Jacksonville location in the project.
Jetset Pilates: Its Pearl Square location will be its third in Northeast Florida, following successful launches in The Palms at Gate Parkway and Jacksonville Beach.
“Jacksonville’s retail landscape is evolving at an incredible pace. The curated mix at Vandeveer is a testament to the growing national appeal of the city’s urban core,” said Kelly Pulignano, senior VP of The Shopping Center Group, which represented PopUp Bagels in its lease negotiations. "This transformational project introduces a new standard for urban living and shopping in Jacksonville.”
