Mercer on One will get a modern makeover.

A 40-year-old open-air mall on the high-traffic retail stretch of Route 1 running between Princeton and Trenton, N.J., is getting a makeover.

Federal Realty Investment Trust has announced its Mercer Mall — shadow-anchored by Home Depot and across Route 1 from the super-regional Quaker Bridge Mall — will now be known as Mercer on One.  The center is also neighbored by Marketfair, an indoor and outdoor center whose tenants include Anthropologie, Barnes & Noble, Club Pilates and Eastern Mountain sports.

The half-million-sq.-ft. Mercer on One will be updated with new storefronts and signage along with new branding. Two new tenants are joining the current roster of more than 50 stores: Crate & Barrel Outlet and J. Crew Factory.

Crate & Barrel is open and operating inside a 42,000-sq.-ft. space adjacent to Nike. J. Crew Factory will open in a 6,100-sq.-ft. space next to DSW in 2024.

Mercer on One is currently home to brands that include  REI, Nordstrom Rack, ShopRite, and Bonefish Grill. Federal reports that it intends to announce additional tenants in the coming months.

“For over four decades the shopping center has been a foundation of the Lawrenceville community and culture,” said Federal’s VP of regional leasing Jeffrey Fischer. “The rebrand captures the essence of the shopping center’s location and offerings, creating an all-in-one destination for residents and visitors.”

The stretch of Route 1 on which Mercer on One is situated is surrounded by a fairly dense suburban population consisting of thousands who commute to work in both New York and Philadelphia. Princeton’s average household income is $146,000 and Lawrenceville’s is $89,000.

The rebranding was led by Ashton Design, a full-service, multidisciplinary studio focused on branding and placemaking.
