Pleasant Hill, Calif. -- X Team International said Tuesday that Walnut Creek, Calif.-based partner John Cumbelich & Associates arranged the sale of Downtown Pleasant Hill, a 345,687-sq.-ft. community shopping center in Pleasant Hill, Calif.

Downtown Pleasant Hill is anchored by Century Theatres, Lucky Supermarket, Bed Bath & Beyond, Ross Dress For Less, Michaels and Borders.

The buyer was Walnut Creek-based Loja Group, and the seller was a joint venture between Prudential and Developers Diversified Realty.

Cincinnati -- Kroger Co. rang up better sales and returned to third-quarter profitability but the company warned that shoppers remain cautious.

The Cincinnati-based grocer reported Thursday that net income was $202.2 million, compared with a loss of $875 million a year earlier.

Revenue was up 5.9% to $18.7 billion.

Tokyo - A report released Tuesday said that Japanese prosecutors will launch an investigation into possible insider trading involving shares of Wal-Mart's Japanese subsidiary Seiyu.

According to Reuters, which cited the Nikkei business daily website, the trading is suspected to have occurred when Wal-Mart turned Seiyu into a fully owned unit in 2007.

In early November, Japan's Securities and Exchange Surveillance Commission began an investigation into possible insider trading. Wal-Mart has said it would cooperate with authorities.

Asheville, N.C. - Grocer Ingles Markets Inc. reported Tuesday that profit for the fourth quarter rose 63% to $8.5 million, compared with $5.2 million a year ago.

Revenue increased 3% to $856 million. Excluding gas, revenue rose 2%. Same-store sales rose 1.8%.

Ingles operates 203 supermarkets in the Southeast.

New York City - The Association for Retail Environments (A.R.E.) announced that its Retail Design Collective will be held Dec. 8-10, at 7 W New York, 7 W. 34th St. and at other major showrooms throughout New York City.

Conference sessions focus on visual merchandising and store design trends, and will feature retailers such as Harry Cunningham of Saks Fifth Avenue, Brad Lenz of Liz Claiborne, Diana Bernal of Van Cleef  Arpels Inc., Paul Olszewski of Macy's, Tom Davidson of The Food Emporium, and Lauren Shaw of Louis Vuitton North America.

Santa Barbara, Calif. - SuperValu Inc., which owns Albertson’s, said Tuesday that two Albertson’s locations in Santa Barbara, Calif., have achieved zero waste classification in their daily operations.
