More than 1,500 homes were purchased in the past year at Lakewood Ranch in Sarasota, Fla.

Expanding retailers looking for hot new markets might want to start with master-planned communities where home sales are going through the master-planned roof.

Lakewood Ranch in Sarasota, Fla., sold 1,535 residences between July 2020 and May 2021, an 83% increase over the previous year period. Another Florida MPC, The Villages, sold 1,226 units, a 23% rise. The sales pace picked up 50% at Summerlin in Las Vegas, which moved 962 properties.

Property sales were up by 20% on average across “The 50 Top-Selling Master-Planned Communities” list compiled by RCLCO Real Estate Consulting. The increase was especially impressive, the company noted, considering a tight supply of new homes due to the highly challenged supply of construction materials.

Three-quarters of MPC sales activity occurred in just three states. A third of the purchases were made in Florida, 30% took place in Texas, and 11% happened in Nevada.

Austin-based RCLCO, founded in 1967, uses quantitative analytics and strategic planning methods to help real estate developers, buyers, and investors make marketplace decisions.
