Closed Florida Bucca di Beppo site will emerge as a center
United Capital, a Florida-based real estate owner-operator, has secured $4 million in construction financing from United Community Bank for the redevelopment of what will be called Park Maitland Square, a former Buca di Beppo property.
United Capital has secured $4 million in construction financing from United Community Bank to turn the site into a modern retail destination designed to serve the Winter Park-Maitland community.
The developer has already secured long-term leases for Park Maitland Square with Giovanni's Pizzeria & Kitchen and Frenchies Modern Nail Care. Giovanni's — a growing restaurant brand with five locations in operation and eight in development — will occupy a 4,400-sq.-ft. space at Park Maitland Square. Frenchies will take up 1,330 square feet.
United Capital performed a complete demolition of the Bucca di Beppo, replacing it with a refreshed exterior façade and fully reconfigured interiors designed to accommodate retail, restaurant and service-oriented uses.
Park Maitland Square sits directly across from Park Maitland School — an A-rated private school serving more than 675 families — and is exposed to approximately 39,500 vehicles per day along South Orlando Avenue. Average household income within a 1-mile radius exceeds $124,000.
The center is established in a busy retail zone headlined by the half-million-sq.-ft. Winter Park Village, which is anchored by Publix, Regal Cinemas, REI, Ulta, Guitar Center and P.F. Chang’s.
Orlando-based BDM Construction, which is Park Maitland Square’s general contractor, is aiming at an opening date in the fall of 2026.
"Park Maitland Square represents an opportunity to reimagine a highly visible property in one of Central Florida's premier retail corridors," said Adam J. Tiktin, founder and CEO of United Capital. "By repositioning the property, we've been able to achieve significantly higher rental rates while attracting a mix of tenants that will serve the surrounding community.”
