Vestar, which has been busy erecting retail real estate at a torrid pace in the Phoenix metro, finally cut the ribbon on the top-flight anchor it envisioned for its Vineyard Towne Center in the suburb of Queen Creek.

A 145,000-sq.-ft. Target has opened this month as a prime anchor at the 23-acre development, whose tenant list includes Apple, Disney Store, Sprouts Farmers Market, Mattress Firm, Zaxby’s, My Doc Now, Wingstop, and Pet Supplies Plus.

The location also offers drive-up order pick-up and same-day delivery with a Target Circle 360 membership. Next-day order delivery is available for all Queen Creek residents.

“This Target location has been years in the making,” said Vestar VP of leasing Taylor Alvey. “When this project first began in 2019, we recognized the need for convenient, high-quality shopping options close to home. Queen Creek has continued to grow at a rapid pace, and as the population expands, so does the demand for retail and everyday amenities.”

In addition to Vineyard Towne Center, Vestar also owns and operates Queen Creek Marketplace and manages Queen Creek Crossing.

In September, Vestar unveiled its plans for Legacy Park, a 9 million-sq.-ft. mixed-use complex to be built on a 200-acre site in Mesa in the East Valley section of the Phoenix market.

The first phase will include a 300,000-sq.-ft. shopping complex to be occupied by high-level retail brands and chef-driven restaurants with 700 residential units above the retail.

With 2.2 million sq. ft. of retail space under development as of the third quarter of 2025, the Phoenix market has the fourth largest space pipeline in the United States, according to CoStar, which also reported that the market has produced a 6.5 million-sq.-ft. increase of its retail inventory since the fourth quarter of 2019.

New Vestar developments such as Tempe Marketplace in Tempe and Desert Ridge Marketplace have have focused on locations in Phoenix and Scottsdale. The company is now expanding into suburbs such as Queen Creek, Mesa, and Buckeye.
