TJX is set to open all five of its brands at one Texas center
In the heyday of enclosed regional malls, it was common to see companies such as The Gap and The Limited locate all of their various brands in a single property.
This year, TJX will reprise that grand retail performance at a 2 million-sq.-ft. mixed-use center in San Antonio.
Big V Property Group has signed Marshalls and Sierra Trading to The Rim Shopping Center in San Antonio. When both stores open later this year, The Rim will be just the second center in the United States to house all of TJX’s divisions.
With Marshalls’ 26,533-sq. ft. space and Sierra Trading’s 23,044 sq. ft, TJX will be doing business in a total of 126,674 sq. ft. at the property.
“TJX is far from finished growing,” said the company’s CEO Ernie Herrman on its fourth-quarter earnings call in February. The value retail giant ended the year with more than 4,500 stores, a 4% increase in square footage over the previous year.
Other key tenants at The Rim are Off Fifth, Total Wine, Best Buy, Old Navy, Dick’s Sporting Goods, Lowe’s, DSW, Ulta, Hobby Lobby, World Market, and Bass Pro Shops.
The food and beverage tenant list is a long one that includes Bakuden Ramen, IHOP, Gloria’s Latin Cuisine, Rock and Rye, The General Public/Bowl and Barrel, and Whataburger.
Its first-to-market brands include Nordstrom Rack, Homesense, Sierra Trading, and Popshelf.
“This is a testament to the strength of San Antonio, The Rim’s dominance in the market, and our solid relationship with TJX,” said Greg Ix, Big V’s senior VP of leasing. “It’s also a tribute to Big V’s careful redevelopment and re-tenanting of the project to make it a genuine core for a growing and changing market.
“Many of our big-box retailers are in the top 5% to 10% of their companies in terms of sales,” noted Ix, who claimed that The Rim is the highest-trafficked open-air shopping center in Texas.
The center, which is located on La Cantera Parkway, houses two hotels and six residential buildings with nearly 5,000 apartments and condominiums.
The San Antonio/New Braunfels MSA’s population rose 1.8% between the summer of 2022 and the summer of 2023, according to the U.S. Census Bureau. New companies, too, are settling in the region, including a data center campus from Microsoft, healthcare facilities from University Health Retama Hospital, and the American Cancer Society Hope Lodge.
Charlotte, N.C.-based Big V owns and operates more than 50 shopping centers across 15 states that cover some 9.5 million sq. ft.
