Tanger purchases Ohio lifestyle center for $60 million
Tanger has added a Midwestern open-air lifestyle center to its portfolio.
The owner and operator of outlet and open-air centers has purchased The Town Center at Levis Commons, a 300,000-sq.-ft. open-air lifestyle center located in a mixed-use district in the Toledo, Ohio submarket of Perrysburg. The property was acquired for approximately $60 million from Hill Partners Inc., which has managed, leased and owned Levis Commons since its opening in 2004, using cash on hand and available liquidity.
The Town Center at Levis Commons is 97% occupied, with tenants including Anthropologie, Sephora, Lululemon, Shake Shack, Starbucks, Athleta and Cinemark, as well as brands that are new to Tanger’s national portfolio, such as Drybar, Ethan Allen and Arhaus.

The Town Center at Levis Commons is part of a 400-acre live-work-play community that houses shopping, dining, hotel, office and residential components. Nearby corporate and medical developments include the adjacent headquarters of O-I Glass, a glass packaging manufacturer, and the Mercy Health - Perrysburg Hospital, part of one of the largest health systems and employers in Ohio.
According to 2024 data, the Toledo metro area is home to approximately 600,000 residents, with a median household income of $66,000.

With the acquisition of The Town Center at Levis Commons, Tanger now has four open-air lifestyle retail centers in its portfolio, following the acquisition of Pinecrest in Cleveland, Ohio (February 2025), The Promenade at Chenal in Little Rock, Ark. (December 2024), and Bridge Street Town Centre in Huntsville, Ala. (late 2023).

Headquartered in North Carolina, Tanger’s portfolio includes 38 outlet centers and four open-air lifestyle centers, spanning nearly 17 million square feet in 22 U.S. states and Canada.
