Spinoso to take over Dayton’s No. 1 mall
Fairfield Commons, the most-visited shopping destination in Dayton, Ohio, has new owners.
Spinoso Real Estate Group and Kize Capital have acquired the million-sq.-ft. mall with plans to re-energize the property and take it beyond its annual 5.3 million visit count.
“Fairfield Commons is a dominant regional asset with strong fundamentals and significant growth potential,” said Spinoso REG’s CEO Carmen Spinoso. “Dayton’s economic diversity, expanding employment base, and central logistics location make it an ideal market for long-term retail success.”
Located at the intersection of Interstates 70 and 75, Fairfield Commons is anchored by Dick’s House of Sport and JCPenney. Other key tenants include Round1, Morris Furniture, American Eagle/Aerie, H&M, Victoria Secret, Bath & Body Works, and JD Sport. Dillard’s is set to open at the mall in 2026.
In a press release announcing the acquisition, Spinoso and Kize pledged that they will reinvest in the property to strengthen its market position, add long-term value, and “deepen the property’s connection to the community by positioning Fairfield Commons as the region’s preferred place to shop, dine and gather.”
Spinoso and Kize evaluated Dayton as a powerful economy worthy of upgraded, first-class retail. It is the home of Wright-Patterson Air Force Base, which employs 38,000 people. It houses two major healthcare networks and two highly rated colleges: Wright State University and the University of Dayton.
The region’s $2.6 billion tourism sector and more than 22,000 hospitality jobs continue to reinforce its vitality and demand for retail, said the new owners.

With more than 40 malls in its portfolio nationwide, Spinoso Real Estate Group is one of the largest privately held enclosed mall operators in the United States. The Syracuse-based company has been involved with more than 100 enclosed shopping centers across the country.
