Spinoso adds Greenwood Mall to management and leasing portfolio
One of Kentucky’s largest enclosed malls has a new owner and manager.
Greenwood Mall, the 852,000-sq.-ft. regional shopping center located in Bowling Green, Ky., has been acquired by an unnamed local owner, with Spinoso Real Estate Group having been selected to oversee the property’s management, leasing and operations.
Spinoso says it will place an emphasis on property improvements, day-to-day operations, marketing and community engagement, with the goal of making Greenwood Mall an “increasingly attractive destination for shopping, dining, entertainment and community activities.”
First opened in 1979, Greenwood Mall features approximately 80 national and local retailers, restaurants, and entertainment tenants including Dillard’s, JCPenney, Belk, American Eagle, Chuck E. Cheese’s, Cinnabon, Dunham’s Sports, Hibbett Sporting Goods, Victoria’s Secret, Journeys and Boot Barn.
The mall is located along Interstate 65 between Louisville, Ky., and Nashville, Tenn. According to U.S. Census Bureau data, Bowling Green, Ky., had an estimated population of more than 78,500 people in 2025, making it the third-largest city in the state.
“Greenwood Mall has been an important part of Bowling Green for generations, and we believe its best days are still ahead,” said Carmen Spinoso, CEO of Spinoso Real Estate Group. “Our goal is to build on the mall’s existing foundation by attracting retailers that complement the market, supporting current tenants, enhancing the property, and creating experiences that bring people together.”
On Oct. 29, Greenwood Mall Realty Holding LLC filed for Chapter 11 bankruptcy protection. Spinoso and the new owner say the partnership combines local investment and commitment with the experience and resources of a nationally recognized mall operator.
