ONE DAYTONA showcases meaning of ‘mixed-use’

The 300,000-sq.-ft. ONE DAYTONA mixed-use project isn’t scheduled to open for another 18 months, but when it does the unique project looks to set a new benchmark for mixed-use retail real estate developments.



ONE DAYTONA is a project of International Speedway Corp., owner and operator of 13 major racing venues nationwide, including the iconic Daytona International Speedway. ONE DAYTONA is located across the street from the entrance to the massive two and a half mile tri-oval track where each February NASCAR’s racing season kicks off with the running of the Daytona 500.



The 300,000-sq.-ft. project is currently under construction and its unique location means the venue will accommodate peak customer traffic during races and other events, year round tourism traffic and local residents’ needs.



“We are delivering an environment and mix of uses unlike any other in the country,” said Jeff Boerger, International Speedway Corp.’s (ISC) vice president of corporate development.



The project lives up to its billing as a mixed-use development and then some since it will include retail, restaurants, entertainment, lodging and many first-to-market tenants. For example, ISC recently announced Guitar Center, Tervis, IT’SUGAR, Jeremiah’s Italian Ice and Venetian Nail Spa executed leases for the project.



“We are very pleased to be announcing these five outstanding tenants. Our team, led by Legacy Development, continues to attract a great complement of best-in-class regional and national retailers, restaurants and entertainment tenants to ONE DAYTONA.”



ISC is investing between $120 million and $150 million in the project which will also include a 67,000-sq.-ft. Bass Pro Shops Outpost, a 12-screen Cobb Theatre, a 144-room Marriott Autograph Collection hotel branded as The DAYTONA, a 105-room Fairfield Inn & Suites by Marriott and a 268-unit luxury apartment community. Other tenants recently announced include P.F. Chang’s, Kilwins Confections and Hy’s Toggery, a nearly 50 year-old family-owned retailer specializing in southern outerwear, performance clothing and modern classics.



“More than half of our tenants will be first-to-market,” said Boerger. “We are building a very special community in a legendary location. The expectations are high for the physical environment and its connectivity to Daytona International Speedway and the diversity of our tenant mix, and we plan to over-deliver on all fronts.”
