Mitigate Moisture to Reduce Flooring Problems

5/1/2009

The leading cause of floor failures in commercial spaces is moisture permeation through concrete slabs from below the sub-floor. Scott J. Banda, market manager-ceramic installation systems, Bostik, Middleton, Mass., spoke with

Does flooring installation get the attention it deserves in the retail space?

Flooring installation is always treated as a serious matter. However, what we frequently see is that retailers often fail to properly test for the presence of sub-floor moisture prior to the installation of their flooring.

Why is it important to check?

If there is a pre-existing moisture condition in the sub-floor/concrete floor, this will eventually result in a flooring failure and cause a lot of headaches for everyone involved. Aisles have to be shut down, testing conducted, demolition performed and then moisture mitigation systems are installed prior to reinstalling the floor covering itself. This all could be avoided if testing was done at the outset of the project and the proper moisture-mitigation system installed at the outset.

What is the biggest mistake that retail chains make with regard to flooring installation?

As already noted, they fail to test prior to installing flooring. Then they have failures and have to rip up the installation and redo it.

Do tile and stone floors present any unique challenges?

Typically, the most common problems associated with tile and stone installations have to do with deflection/bouncing, sub-floor variation/flatness and contaminated surfaces. However, these issues are typically not a concern when a professional installer is involved who works with premium materials produced by a reputable manufacturer.

What is Bostik’s area of specialty? What products and services does the company offer?

Bostik is a world leader in adhesives, sealants, coatings and specialty cement toppings for flooring installation. Our line is LEED compliant and backed by a 10-year installation system warranty. We work with many chain stores across the country, offering them a system of high-performance materials all from one source.

Aren’t all adhesives and sealants the same?

Not at all. Adhesives vary in quality, performance and cost. The wrong adhesive selection can result in major problems from a liability standpoint for all involved depending on the application.
