Nature Coast Commons, developed by Tampa, Fla.-based Opus South, a regional company within the Minneapolis-based Opus Group, broke ground in May, launching the construction of a 42-acre project that will be anchored by a 104,000-sq.-ft. J.C. Penney. Commitments are also in place or under way with junior anchors, including an electronics retailer, a book store, a grocery store and fashion tenants.

Situated in the community of Spring Hill, Fla., the 305,000-sq.-ft. power center is scheduled to open in early 2008, and will incorporate such lifestyle amenities as landscaped seating areas, walkways and water features.

“Spring Hill is a well-established community, which has been underserved from a retail perspective,” said Dan Morris, director of real estate for Opus South. “We are pleased to be working with Hernando County to change that.”

New Home On the Range

A mixed-use center in Fort Collins, Colo., will feature the area’s first Lowe’s home improvement warehouse, as the Bayer Properties-developed Front Range Village adds a much-desired mix of uses to the Larimar County community.

Birmingham, Ala.-based Bayer broke ground on the 110-acre, 900,000-sq.-ft. Village in April and has announced a summer 2008 completion date. Target, Staples, The Sports Authority, TGI Friday’s and a library will join Lowe’s, along with second-level office space.

The design, a contemporary interpretation of Colorado-style architecture, will feature traditional elements found in historic downtown Fort Collins, including exposed rafters and stone detailing. A total of 17 buildings comprise the Village; eight of those buildings will cluster around a Main Street.

Architectural firm CMH Architects, Birmingham, Ala., is pursuing a LEED (Leadership in Energy and Environmental Design) designation for the Village.

Building Bridges

When The Shoppes at Old Bridge opened in May in Old Bridge, N.J., it opened doors to the latest in retail shopping formats—a lifestyle center offering open-air shopping and dining. Developed by Stanbery Development, Columbus, Ohio, the 125,000-sq.-ft. center offers a fashionable retail mix including Banana Republic, Ann Taylor Loft, Coldwater Creek, Yankee Candle, Chico’s and White House/Black Market. Restaurant offerings include Salsarita’s Restaurant and a 6,000-sq.-ft. Bensi.

An Island Takes Shape

The 10-acre mixed-use town center, Downtown Daniel Island, owned and developed by Charleston, S.C.-based James Doran Co., has launched its second phase of development with the signing of two additional tenants. Carolina First Bank and Mediterranean eatery Ali Baba Restaurant will anchor a phase that will add 30,000 sq. ft. of retail and commercial space to the urban village located in the coastal island community of Daniel Island near Charleston.

Phase II is expected to be completed in June 2008, and will bring the total square footage to 170,000 sq. ft. of office and retail space. Current tenants include a Publix grocery store and a host of specialty retail and services.
