Million-sq.-ft. Denver center slated for rebranding and renovation
Stockdale Capital Partners has embarked upon a multimillion-dollar renovation that aims to make Denver’s The Shops at Northfield more pedestrian-friendly.
When done, the 1.1 million-sq.-ft. center will be reborn as Avenues at Northfield with the addition of a public green space, expanded walkways, landscaping improvements, and play spaces for kids.
“We’ve spent the last few years listening to the desires of our guests, the community, and our retailers and trying to design something that truly resonates with the Denver community,” said Bastian Peters, managing director of retail at Stockdale, which has offices in Denver and Scottsdale, Ariz.
At the center of the renovation will be the transformation of a quarter-mile of roadway that runs through the heart of the property into a 6,000-sq.-ft., pedestrian-focused community space.
The remade space will feature a children’s play area, expanded dining spaces, and programming space for events such as concerts and free fitness classes.
Since acquiring the property in 2022, Stockdale has focused on reinvigorating the 20-year-old center, whose Macy’s and JCPenney anchors both closed in 2025. Stockdale since has secured leases from Wayfair and Life Time to occupy those empty spaces.
Wayfair’s location — its first brick and mortar store in the Mountain West region — is on track to open in the fourth quarter. Life Time and a yet unnamed supermarket brand are expected to debut in 2027.
To date, the firm reports having executed leases on more than 350,000 square feet of space at Northfield. American Eagle opened in January, and Miniso and 3 Margaritas — a locally owned Mexican restaurant — will open this spring.
Other anchors include Target, Bass Pro Shops, H&M, Harkins Theaters, Lucky Strike, and Ulta.
“The center’s new brand and identity reflect the role the center will play in the community with a newly modernized, pedestrian-only Main Street to create a vibrant community hub,” Peters said.
