It’s a big show and there’s a lot to see, but if you have time to check out just a dozen properties, these may be the ones. From a $700-million upgrade to an already successful mall in San Jose, to the erection of an elegant town center on a historic site in Gainesville, to the continued development of a retail icon in Columbus, these properties are the ones moving physical retail forward. Lake Nona Town Center Booth C1124



Location: Orlando, Fla.


Developer: Tavistock Development Co.


Retail, planning, leasing and development services partner: Steiner + Associates


Key tenants: Bosphorous Turkish Cuisine, and CHROMA Modern Bar + Kitchen. Jacq & Jack’s salon. A luxury theater, brewery, comedy club and live performance center, and bowling concept are expected to be open in late 2017.


Status: The first phase opened in January 2016 with an 85,000-sq.-ft. office building, Courtyard by Marriott and Residence Inn by Marriott hotels, 16,000 sq. ft. of retail and restaurant space, and a multi-level parking structure. The next phases will include 1 million sq. ft. of retail, restaurant, entertainment, office and hospitality uses.

The 100-acre Lake Nona Town Center will serve as the defining anchor and amenity for Lake Nona, a 17-sq.-mile mixed-use living lab and innovation hub in Orlando. Ultimately, it will feature more than 3.8 million sq. ft. of commercial space at build-out. Lake Nona is one of the fastest-growing communities in the U.S. with more than 10 million sq. ft. of world-class residential, commercial facilities and infrastructure in place. Adjacent to the Orlando International Airport, Lake Nona is home to thoughtfully designed neighborhoods, world-class education facilities, Lake Nona Medical City, a Sports & Performance District highlighted by USTA’s New Home of American Tennis – the largest tennis facility in the world – diverse work spaces, recreational facilities, retail centers, and entertainment venues.

One Loudoun Downtown Booth N2435V



Location: Ashburn, Va./Washington, D.C.,/Baltimore Corridor


Owner/operator: RPAI


Key tenants: One Loudoun Downtown’s core is home to a curated collection of retail and restaurants including Barnes & Noble, Alamo Drafthouse Cinema, Great Gatherings, Matchbox, The Fitness Equation, Eddie Merlot’s, Uncle Julio’s, and much more.


Status: One Loudoun Downtown features 287,000 sq. ft. of retail with an additional 50,000 sq. ft. set to open in 2017. The project is entitled to include a total of 3 million sq. ft. of office, 750 hotel rooms, and more than 1,000 residences.

One Loudoun Downtown is positioned in one of the fastest-growing counties in the nation. Loudoun is projected to grow 10% over the next five years. With the extension of Metro’s Silver Line – scheduled to finish in 2020 – the county’s connections to business, government, and culture will only increase. Woodbridge Village Center Booth C1548



Location: Irvine, Calif.


Developer/Owner: Irvine Company Retail Properties


Key tenants: Grocery Outlet, Barnes & Noble, AMC Woodbridge 5 Theaters, Focus Dance, Corepower Yoga and Yogurtland


Status: Building façade and site improvements are underway with expected opening fall 2017.


The highlights of this $30-million reinvestment will be the removal of one of the center’s two-story buildings (24,000 sq. ft.) to allow creation of a unique open space amenity along Barranca Parkway that will serve as the village’s “front porch.” Other enhancements include new building façades, improved landscaping, new play areas, seating and a one-acre plaza. The project will be anchored by a new grocer, Grocery Outlet. Irvine Retail is seeking to enhance the overall retail offering, aesthetic, and Woodbridge Village Center, which has long served as the primary gathering place of the Woodbridge community, the oldest residential village in Irvine.

Butler Town Center at Stengel Field Booth C2012



Location: Gainesville, Fla.


Developer/Owner: Butler Enterprises


Key tenants: Whole Foods Market (late 2017), P.F. Chang’s, Regal Cinema, and Stengel Field Food Hall. Casual and bistro dining and additional retailers are in negotiation. Butler Town Center will also feature more than 200 luxury residential apartment units.


Status: Now under construction for a fall 2018 grand opening.
