Starwood sells Blue Back Square for $40.5 million

Blue Back Square commands some of the highest retail rents in central Connecticut.

Blue Back Square, a dynamic development incorporated into the colonial architecture in the center of West Hartford, Conn., has been sold by Starwood Retail Partners.

The 445,661-square-foot property, recognized as one of the most successful mixed-use properties in New England, was purchased by Greenwich, Conn.-based Charter Realty for $40.5 million. JLL Capital Markets, which sold the property on behalf of Starwood, noted that the area has historically commanded the highest rental rates for retail and office space in central Connecticut.

“Blue Back is a truly unique opportunity for us. We are all-in,” Charter founding principal Paul Brandes told we-ha.com. “We look forward to working with the West Hartford community and patrons alike to bring in new offerings and enhance the overall experience at Blue Back Square."

Completed in 2008, Blue Back Square consists of 208,596-sq.-ft. of retail, 104,224 sq. ft. of Class A office space, 98,565-sq.-ft. of medical office, and 48 loft-style apartment units. Tenants include Crate & Barrel, Barnes & Noble, and Cinepolis Luxury Cinemas.

One of the center’s most distinctive components is a branch of the West Hartford Public Library.
