5/29/2014

Addison, Texas Cadence McShane Construction Company has completed the renovation and new construction assignment at Golden Triangle Mall in Denton, Texas, on behalf of owners GTM Development Ltd., a joint venture created by Cencor and The MGHerring Group.

The work included an addition plus a renovation of the shopping mall’s interior food court area, retail spaces and modifications to the mall’s entrances and parking lots. Cadence McShane carried out most of the work after closing hours to avoid inconveniencing shoppers or retail tenants.

The food court received an addition of 8,009 sq. ft., providing space for new restaurants and an outdoor patio dining area. The assignment also included new flooring, skylights and seating areas throughout the mall. Exterior improvements required the demolition and reconstruction of the existing southwest and southeast entrances, providing for larger, more inviting entryways.

Cadence McShane also constructed an outdoor courtyard with shaded, synthetic turf seating areas, stone paver paths and landscape beds.

The final phase modified the mall’s main entryway and created additional entrance and exist lanes to facilitate more efficient traffic flow.

Existing parking islands were relocated enhancing the parking layout while new exterior landscaping was installed to buffer parking areas and provide green space.

The 765,000-sq.-ft. Golden Triangle Mall is home to 70 specialty retailers. Anchors include Dillard’s, Macy’s, J.C. Penney Co. and Sears.

GTM Development purchased the mall in late 2011 with plans to implement this multi-phased renovation, addition and upgrade program.

C.M. Architecture served as project architect for the second phase of the assignment, while Brockette/Davis/Drake provided the civil engineering services for the final phase of the project.
